A: Our team will inspect the home but we will not be using a professional inspector. WE take on the risk of what issues there may be with the house that typical buyers would rely on a professional home inspection report to request costly repairs or credits in order to buy the home. Typically buyers getting a mortgage would be required to get a professional house inspection and fix certain items in order to get the loan. We do not require a survey, radon test, or pest inspection, or mold test, which can result in costly repairs.
A: There are many advantages to accepting a cash offer from us. We are buying the home “as is” so no need to make any repairs or do any cleanup of the home. WE can close quickly (10 days or less), or on your own time frame. No need to have the home on the market for months while waiting for potential buyers to give an offer. We will pay your closing costs and there is no agent commission which is typically 6 percent for the Seller. A: No. By paying your attorney fees, we run the risk seeming as though we have some influence over your attorney, and the advice that may be given to you. You should get your own, independent attorney, as then there is no question about who he or she works for. Be wary of other people offering to purchase your home, who might offer you the assistance of their attorney, or a list of attorneys ‘they have worked with before’. The allegiances of these attorneys may be suspect.
A: We are real estate investors and not agents. We will be buying your home directly from you, and then doing the work to remodel and repair, and eventually list the property on the MLS through an agent.
